Welcome to Holden Beach! Hobbs Realty is located at 114 Ocean Boulevard West. When you come over the Holden Beach bridge, turn left, and we are the second building on the left. You will see our office as you come over the bridge.

Vacation Rental Act

The North Carolina Vacation Rental Act applies to all Hobbs Realty rental agreements which are thirty days or less and places new rights and obligations on both landlords and tenants.

Rate Information

All properties rent from Saturday to Saturday. Weekly and nightly rental rates are clearly noted in the description of each property. Senior Citizen and Small Family Rates apply in many properties during the low and value season for families of four persons or less for a full week rental. Holiday rates (Thanksgiving, Christmas, New Years and Easter) may be higher than the advertised value season rates.

Partial Rentals

We offer partial week rentals during value season in a limited number of properties. All rentals require a 3 night minimum. We take nightly reservations 2 weeks prior to your arrival and 5 days prior to holidays.

Sales Tax

Please add Sales and Occupancy Tax of 12.75% to all advertised rates in this website. This includes a 6.75% NC sales tax, a local 5% Holden Beach occupancy tax and a 1% Brunswick County tourism tax. Tax rates subject to change without notice by governmental agencies.

Check-In Policy

Check-In is between 4:00 and 6:00 p.m. Hobbs Realty will diligently work to ensure that all properties are clean and ready for occupancy by 4:00 p.m. However, in certain situations, it may be necessary to delay occupancy until the property is ready. There are no refunds for late occupancy. Please do not go to the property before checking in at Hobbs Realty. Parking at the property prior to check-in may delay cleaning and inspection services and prolong your check-in. A limited number of early 1:00 p.m. check-ins will be offered to those guests with special arrival needs. The cost to guarantee a 1:00 p.m. check-in is $50.00 plus tax. Please call our reservation staff for more information regarding our early check-in policy. Two keys are provided per rental unit upon check-in.

Check-Out Policy

Check-Out is 10:00 a.m. All properties must be vacated by 10:00 a.m. sharp on check-out day or guests will be subject to a late check-out fee of $200 per hour plus tax during the summer months. A limited number of late check-outs ( 12 noon) will be offered to those guests with special departure needs. The cost for a late check-out is $50.00 plus tax and must be requested and paid prior to check-in. Please follow posted check-out instructions and return all keys to Hobbs Realty. Check-in and check-out times are strictly enforced so our staff will have adequate time to make sure each property is in good condition for your vacation. Your cooperation will be appreciated.

Holden Beach Town Hall Beach Equipment Ordinance

All unattended beach equipment should be removed from the beach daily between the hours of 6PM and 7AM as the Town may pick these items up and dispose of them. All questions and concerns should be directed to the Town Manager, David Hewett at 910-842-6488.

Making Reservations

Make your reservation here online, or if you prefer you may call us toll-free at 1-800-655-3367, locally at (910) 842-2002 or stop by our office at 114 Ocean Boulevard West.

1. Online reservations require half deposit by Visa, MasterCard or Discover at time of reservation. We also accept e-checks. This payment confirms your reservation and if cancelled is refundable less applicable fees if/when property re-rents. Final balance due 30 days before arrival.

2. After you have made your reservation online, you will recieve an email instructing you to login to Guest Web, our effort to make your reservation process as simple and easy as possible. Here, you will e-sign your contract and may also make your final payment and view your account. We also provide secure email communication right in your account!

All reservations require a $69 non-refundable processing fee due with your initial deposit. This fee is not applied toward rent and is non-refundable and non-transferrable.

Last Minute Reservations

Reservations made 30 days or less before arrival require full payment by Visa, MasterCard, Discover or debit card. We also accept e-checks.

Event/Wedding Information

If your famly is planning a wedding or event, please note the following:

1. All such events must be disclosed to Hobbs Realty and approved by the owner of the property.

2. An increased rate of $500.00 will be added to the advertised rental rate.

3. A $500.00 security deposit is required. This security deposit is due with your final balance and if no damage is found upon your departure, it will be refunded to the guest of record.

Tentative Advance Year Reservations

Hobbs Realty loves repeat guests! This year's guests have priority for the same home/same week for next year. In order to secure your Tentative Advance Year Reservation for the same week next year, you must make your Tentative Advance Year Reservation by 5pm on the Wednesday of your stay. On Thursday morning, other guests will have the opportunity to book on a first come basis. Tentative Advance Year Reservations require a $50.00 non-refundable, non-transferable Tentative Advance Year Reservation Fee. This is strictly a holding fee and does not apply to your rent. Owner has first choice on all weeks for next year through the signing of the Property Management Agreement executed in the fall. Tentative Advance Year Reservation Fee refunded ONLY if owner selects same week.

Transfers

If you must change your confirmed reservation to another cottage for any reason, your confirmed week must be re-rented before your deposit is transferred. In addition, a transfer fee of $50 will be charged.

Final Rental Payment

The balance of all rent, tax, security deposit and other charges is due and payable to Hobbs Realty 30 days prior to your check-in day. Please allow 7 days mail time for your final payment to reach our office. Personal checks are accepted for all advance rental payments received 30 days or more prior to your arrival. Returned checks and declined credit cards are subject to a $53.50 NSF/Decline fee. A late fee of $53.50 will be assessed to all accounts not paid in full 30 days in advance. All accounts including any late fees MUST be paid in full prior to check-in and occupancy of the premises. On check-in day only certified funds will be accepted. ALL RENTAL MONIES WILL BE HELD IN AN INTEREST BEARING ESCROW ACCOUNT AT FIRST CITIZENS BANK OF SHALLOTTE, N.C. WITH INTEREST PAID TO HOBBS REALTY, INC.

Number of Occupants

Overcrowding will not be permitted. Extra bedding is for the convenience of the owner and not for additional guests. Hobbs Realty, Inc. does not discriminate on the basis of race, religion, ethnic background or national origin, sex, age or mental or physical disability. Hobbs Realty, Inc. will not rent property to anyone under the age of 24, nor will Hobbs Realty, Inc. permit anyone under the age of 24 to take possession of any rental premises without the physical presence of a responsible party who is at least 24 years of age. Hobbs Realty, Inc. will rent to non-family groups (persons who are not related by blood or marriage) only if group obtains approval from Hobbs Realty, Inc. prior to taking possession and adequate adult supervision is maintained at all times. No House Parties are permitted at any time. Hobbs Realty, Inc. reserves the right to terminate the rental, without refund, if any renter or occupant violates any of these criteria.

Cancellation Policy

Hobbs Realty strongly urges each guest to consider taking the optional Travel Insurance offered. Cancellation of a reservation is required by guest of record in writing by mail, email or fax. If the property is re-rented for the full period of the cancelled reservation and confirmed with a paid deposit, a refund to tenant will be issued, less fees incurred .Cancellation fee is $100.00. Processing Fee, Insurance Premiums and all elected fees are non-refundable. If property is not re-rented for the full time period of the cancelled reservation, all monies paid will be forfeited due to the availability of Travel Insurance. Hobbs Realty will not make any refunds due to a mandatory evacuation of the island due to a hurricane, etc. Hobbs Realty reserves the right to cancel overdue payment reservations without notification.

Trip Interruption Insurance

Hobbs Realty is pleased to offer CSA Travel Protection Insurance. This insurance is available at a rate of 6.95% of your total rental amount. This insurance is due with your initial rental deposit payment. Should you choose not to accept this insurance, initial the appropriate box on the Vacation Rental Agreement Form and the insurance amount will be deducted from your final balance due. Although this insurance is optional, Hobbs Realty strongly urges you to accept this insurance, as our policy does not allow refund of rental monies for hurricane evacuations or inclement weather or for the period of time the island may be closed after a hurricane or any other natural catastrophe. Acceptance of this insurance offers financial protection of your valuable vacation time.

Repairs

Hobbs Realty cannot guarantee air conditioning, pools/spas or other major or minor appliances. There will be no refunds on air conditioner, TV, cable, VCR, or appliance failures including any loss of utilities: electrical, water or phone services. Please notify our office at once concerning any problems and we will have the repairs made as quickly as possible. However, there are limited service contractors in our area and your patience will be appreciated. NO REFUNDS issued for delayed check-in or early check-outs, damage to guests’ personal belongings due to malfunctioning appliances or inclement weather including mandatory evacuation. Due to our tropical environment and constant traffic through open doors and windows we do not issue refunds for unwanted pests (i.e. bugs). Substitutions, transfers and refunds will not be made upon arrival for any reason. We will make every effort to correct any problem reported upon your arrival. No refunds for pools/spas operational down time.

Guest Responsibilities

Departure Cleaning is included with your rental of the home; however, the Guest is responsible for the following items prior to departure:

  • Remove all food and trash from rental home and place in outside roll out carts provided, trash left in homes will result in forfeiture of the Security Deposit paid.
  • Wash all dishes and replace them in the original cabinets.
  • Return furniture to the original position to avoid being charged for missing items.
  • Lock all windows and doors and return keys to Hobbs Realty.

Security Deposit

A Security Deposit is required on ALL rental properties. In lieu of a 10% of the rental rate / minimum of $300.00 refundable cash security deposit, Hobbs Realty offers a Non-Refundable Security Deposit Insurance (SDI). Hobbs Realty understands that Guests do not intentionally set out to damage or break things in the home but accidents happen. Opting for this alternative does not release the Guest from liability for damage due to the following:

  • Intentional, willful, reckless, or malicious acts of Guest or others on the premises during the tenancy.
  • Damage by pets.
  • Theft from the premises of either Owner’s property or property belonging to Guest.
  • Gross negligence of Guest or intentional misuse of furnishings, appliances, equipment, or other amenities provided with the home.
  • Damage caused while under the influence of alcohol or drugs.
  • Damages to real property resulting from operation of any motorized vehicle by Guest.

SDI includes Guest and all members of Guest’s party and guests thereof. All damages must be reported to Hobbs Realty before checkout. This alternative is not available for tenancies of 30 consecutive days or more or large groups such as weddings, reunions, corporate retreats, or in some rental homes, etc. Guests in this category, when approved, will be required to pay a refundable security deposit. This SDI Protection plan covers unintentional damages to the rental unit interior that occur during your stay, provided they are disclosed to management prior to check-out. The policy will pay a maximum benefit of $3,000. Any damages that exceed $3,000 will be charged to the credit card on file. If, during your stay at one of our Rental Properties, an Insured Person causes any damage to real or personal property of the unit as a result of inadvertent acts or omissions, the Insurer will reimburse the Insured for the cost of repair or replacement of such property up to a maximum benefit of $3,000. Certain terms and conditions apply. Full details of the Rental Unit Damage Protection coverage are contained in the Certificate of Insurance or Insurance Policy. The Rental Unit Damage Protection can be purchased up to, and including at, check-in. By submitting payment for this plan, you authorize and request CSA Travel Protection and Insurance Services to pay directly Hobbs Realty Inc. any amount payable under the terms and conditions of the Rental Unit Damage Protection. Please contact Hobbs Realty Inc. directly if you do not wish to participate in this plan or assignment.

Opting for SDI instead of paying a cash security deposit does not negate your responsibility as a tenant; see GUEST RESPONSIBILITIES. If you choose not to opt for SDI, initial where indicated on 1st page of this form and your final balance will be adjusted to reflect the removal of SDI and the addition of the Security Deposit. Agent may deduct from this deposit any actual damages caused by tenant as permitted under the Security Deposit Act. The tenant is responsible for any and all damages and missing items that occur during their stay, not limited to the amount of the Security Deposit paid. Agent shall apply, account for or refund tenant's security deposit by check within 45 days of departure. Smoking in a non-smoking home will result in forfeiture of security deposit or a $300 charge to your account.

Telephones

All homes have telephones and long distance can be accessed with your own credit card or calling card. There is no charge for local calls or toll free numbers.

Items Left Behind

Hobbs Realty, Inc. is not responsible for personal items left behind in cottages.

All of our rental units include Departure Cleaning on check-out day for both weekly and nightly rentals.

Bringing Your Pet to Holden Beach

Hobbs Realty is pleased to announce our "Bring Your Pooch" Program. In select homes, for a $250 Pet Rent Fee, you may bring your small family canine to enjoy the glories of Holden Beach. According to Town Ordinance, dogs must be on a leash at all times. Please take time to read the link below concerning Town regulations for pets on the strand. Parking

NO PARKING is allowed within the right-of-way of Ocean Boulevard. The Police Department will issue parking citations to anyone parked along Ocean Boulevard. Please limit vehicles to 1 per bedroom to avoid any parking difficulties.

New Construction

As our island grows, construction is inevitable. Hobbs Realty cannot be responsible for noise or other disturbances from nearby construction sites. New construction may also alter views from some homes.

Homes For Sale

If the home you are renting is for sale, Hobbs Realty, Inc. reserves the right to show the property to potential buyers. We will make every effort to schedule the showing at a convenient time so as not to interrupt your vacation.

Beach Strand

Hobbs Realty is not responsible for the distance from oceanfront properties to the high water mark due to tide changes, erosion, accretion or any beach renourishment projects.

Handicap-Friendly

None of our homes are ADA approved. However, some are handicap-friendly. (i.e., elevator or ramps from the ground floor)

Amenity and Appliance Operation and Services

No refunds will be provided due to inoperable appliances, pools, hot tubs, elevators, etc. in Rental Property although Hobbs Realty will make every reasonable effort to assure that such appliances will be and remain in good working order. Also, no refunds will be given due to power blackouts, water shortage, flooding, construction at adjacent properties, or mandatory evacuation of the area by Brunswick County officials due to hurricanes or other potentially dangerous situations.

Hot Tubs/Pools

If a hot tub or pool is provided at the Rental Property, it will be prepared and tested for proper and safe chemical levels by a Certified Pool and Spa Operator, prior to or on the day of occupancy. If any of the following conditions exist at any time during your occupancy, call Hobbs Realty immediately and discontinue use until the contractor has serviced the tub or pool and notified Guest it is safe for use: a) Water clarity is milky or bottom of tub/pool is not visible; b) Foam forms on surface when using jets; c) Misuse of tub/pool by spilling foreign substances (a Service Call Charge applies in this instance). Under no circumstances are pets allowed in pools or hot tubs. Violation of this provision shall be grounds for expedited eviction. Unless noted specifically in the Hobbs Realty brochure or website, pools do not include free heat. Heat may be available at an additional expense for some pools.

We reserve the right to switch reservations in emergencies. We will make every effort to provide comparable accommodations with notification in advance when possible. Although every precaution has been taken, this website may contain errors. Photos of cottages herein may be different than the actual landscape due to owner improvements or changes as a result of natural occurrences. No misrepresentation is intended. We reserve the right to make necessary corrections or changes.
